No-fault evictions are gone. All possession claims must now use Section 8 with valid grounds.

No more fixed-term tenancies

All ASTs become Assured Periodic Tenancies automatically. Fixed-term clauses in your agreements are now unlawful.

Rent advances capped at 1 month

Requesting more than one month's rent in advance is prohibited. Multi-month advance arrangements must be phased out.

Rental bidding banned

Encouraging or accepting above-asking rent is illegal. Advertising and referencing processes must be updated.

Benefits discrimination banned

Blanket no-DSS or no-benefits policies are prohibited. Individual assessment is required for every applicant.

When does the Renters' Rights Act come into force?
Phase 1 takes effect on 1 May 2026, covering abolition of Section 21, the move to Assured Periodic Tenancies, the ban on rental bidding, restrictions on rent advances, and new rights around pets and discrimination. All existing tenancies are automatically converted on this date. The government Information Sheet must be served to all existing tenants by 31 May 2026. Phase 2 follows in late 2026 with the PRS Database and Landlord Ombudsman.
What is the Information Sheet and do I have to serve it?
